You walk into a house showing, and there it is—the irresistible smell of fresh-baked cookies. They certainly can’t hurt your odds of selling a house. But our question is – can it actually help?

Studies suggest it just might…

According to a 2014 study from Washington State University, simple and familiar scents—like vanilla, cinnamon, or fresh-baked cookies—can positively influence a buyer’s emotions and make a space feel more inviting. And the National Association of Realtors also found that 35% of buyers say scent affects their perception of a home. A welcoming aroma can create an emotional connection, which is key in home buying.

However, there’s a fine line. Overpowering or artificial smells can be a turnoff. If a home smells too strongly of anything—cookies, candles, or air fresheners—buyers may wonder if something is being covered up, like pet odors or mold. A 2021 Zillow survey even suggests that strong scents (pleasant or not) can distract buyers from the home itself.
