Well, you did it. You officially booked your first walk-through EVER. Isn’t it exciting?

If you’re like most of the first time homebuyers we talk to, it might feel a little overwhelming tot know what to look for. So we put together a handful of things to look out for when you do your first walk-through!

Exterior Checklist:

  1. Roof – Since this can be one of the more expensive replacements, you want to make sure the roof was replaced less than 20 years ago (at least).
  2. Air Conditioner – Some older homes have Freon air conditioner units, which are typically more expensive to repair. Ask your realtor if the unit is Freon or Puron (Freon air conditioners were discontinued after 2010.)
  3. Trees – Make a note about how close the trees in the yard are to the home. In particular, watch out for MAPLES, as maple trees are notorious for extensive root systems that can wreak havoc on your pipes.
  4. Standing Water – Look for standing water. If there’s any standing water around the edge of the house, that’s not a good sign. You want to make sure the water doesn’t start to erode your foundation.

Interior Checklist:

  1. Water Heater / Heater – Check to see how old the water heater is. Fun fact – if you have a gas heater, your water will heat up more quickly.
  2. Cracks / Leaks – Keep a sharp eye out for any cracks, and ask your realtor if those look like indicators of foundation or structural issues. Any leaks in the ceiling could be an indicator that the house needs a new roof / more significant repair.
  3. Windows – Foggy windows mean the seal between the double panes of glass has come off / loose. You can have this repaired, but it’s something to keep in mind when walking through.
