There’s a lot of ways that you could increase the value of your home before you sell – and a lot of them don’t have to break the bank.  Normally it’s not the brand new Jacuzzi that sells the house.  It’s a combination of a lot of smaller things that make potential buyers feel like you really took care of the place, and they won’t have to do a lot of the “dirty work” to make it their own.

Here’s a few tips for where to start!

EXTERIOR:

Paint your house.  Most realtors will say that painting the outside of your house will increase your home’s value by more than what you paid for it.  It really does make the house seem brand new – we’ve definitely driven past a house in the neighborhood that just got a fresh coat and thought, “Is that really the same house?”

Keep up with your landscaping.  It doesn’t have to be intense.  Keeping your edging neat, adding some new plants, and just making it look well cared for will add to the curb appeal.

 

INTERIOR:

Bathroom updates.  Again, here’s where you don’t need to buy a copper basin sink and put in a small waterfall.  Making minor updates, like replacing old tile or hardware, will make a huge difference in how the bathroom looks.  People will feel like it’s new, clean, and something they could see themselves using.  And that’s the whole goal.

The kitchen is the heart of the home.  A great kitchen can sell a house.  But you’d be amazed what some new paint, hardware, and a new backsplash can do to a space like that.  If your cabinets could use a refresh but you don’t want to replace them, sanding and giving them a new coat of paint can make them seem brand new – at a much lower cost to you.  You can really increase the value of your home without spending an arm and a leg.

 

Some of my favorite bonus tips:  Realtors will often give you a consultation for free, or you can often hire a designer to just come look at your house and give you suggestions for a pretty low price.  The standard hourly fee is usually less than $100.  If you feel like you don’t know where to start to really increase the value of your home, there’s always someone to call.  You can also get an inspection done and see if you want to replace non-cosmetic things, like your roof or outdated electric.
